The board decides.
We administer.

A manager who makes decisions the board should be making is the root of most association disputes. The job is to give directors clean information and then carry out what they vote for.

What we do

Four functions, under a licensed CAM

The board decides; we administer. Legal questions go to association counsel, and audits to a CPA.

Books, records and contracts looked at first.

Monthly reporting

Short, reconciled, and honest about reserves.

How we work

A licensed CAM firm, with a fiduciary duty

Abdallah Management LLC is a limited liability company registered in the State of Florida, document number L23000291826, filed in 2023. Community association management is licensed under Part VIII of Chapter 468: we hold CAM firm licence [FLORIDA CAM FIRM LICENCE NUMBER] and our managers hold individual licence [FLORIDA CAM LICENCE NUMBER].

We owe a fiduciary duty to the association, and three things follow from it. The board decides — budgets, assessments, enforcement, contracts — and we administer those decisions rather than substituting our own. We accept no commission, rebate or gift from any vendor we recommend. And we are neither attorneys nor CPAs: covenant interpretation, collections and litigation go to association counsel, and audits to an independent accountant.

Frequently asked

The questions we get most

Who actually makes the decisions?

The board, or the membership where the documents require it. A manager who decides things the board should vote on is the cause of most association disputes, and it is not how we work.

Do you take commission from vendors?

No. No commission, rebate, referral fee or gift, and we disclose in writing any interest we hold in a service provider. It is the practice most worth asking any management company about.

Can you tell us whether this covenant is enforceable?

No. That is legal advice and belongs with association counsel. We can tell you what the documents say and keep a consistent enforcement record, which is what counsel will need.

Can you audit our books?

No. An audit requires an independent CPA — independence means it cannot be the people keeping the books. We prepare what the auditor needs.

An owner has requested records. Do we have to comply?

Owners have statutory access rights with specific timeframes under section 718.111 or 720.303. We answer those on time, because failing to is where associations lose both cases and trust.

Our reserves look underfunded. What now?

We will state the position plainly against the real remaining life of the components. What to do about it is the board's decision, and deferring it simply moves the cost to a future special assessment.

Board looking at proposals?

Request one. We will review your records and tell you honestly what we find.
